Building Services Director/Maintenance Director (F/T)

Description:

Responsibilities:

  1. Supervise the maintenance of the buildings, grounds, security, and mechanical assets of the Community.
  2. Ensure the execution of all housekeeping, laundry, and transportation services throughout the community in accordance with established guidelines and policies.
  3. Oversee the operation and maintenance of the campus, ensuring high standards of construction and upkeep of Community buildings.
  4. Develop vendor relationships and negotiate contracts for maintenance services as appropriate.
  5. Conduct inspections of apartments prior to occupancy.
  6. Respond to after-hours maintenance emergencies as needed.
  7. Develop and implement a comprehensive preventative maintenance program and work order system.
  8. Plan, organize, develop, and lead the overall housekeeping and laundry operations in compliance with federal, state, and local laws.
  9. Review monthly financial statements and implement corrective actions for any deficiencies.
  10. Process and submit monthly expenses and budget data timely.
  11. Manage team member staffing and scheduling according to operational and budgetary guidelines.
  12. Ensure transportation vehicles are maintained in good working condition, with regular inspections to ensure safety and cleanliness.
  13. Oversee the safe transportation of passengers from community areas to destinations according to schedule.

Qualifications:

  1. High School Diploma or Bachelor's/Technical degree in a related field.
  2. At least four years of maintenance supervision experience.
  3. HVAC experience or training.
  4. Working knowledge of machinery, tools, repair techniques, plumbing, and related repairs.
  5. Experience with electrical systems, phone systems, fire panels, emergency response systems, and disaster preparedness.
  6. Proficient in Microsoft Office.
  7. Ability to handle multiple priorities effectively.
  8. Strong leadership skills, confidence in self and others, and the ability to motivate and inspire teams.
