JOB PROFILE: PROJECT MANAGER

The Project Manager at US-Offsite coordinates the factory production of modular units by managing schedules, drawings, materials, and communication between design teams, suppliers, factory crew, and install team to ensure modules are built according to contract documents, on time, and within budget.

WHAT YOU HAVE ALREADY ACHIEVED (Minimum Requirements

  • Demonstrated ability to read, interpret, and coordinate architectural, structural, and MEP construction drawings in a project environment.
  • Served as primary or secondary client point-of-contact on at least two projects, facilitating recurring coordination meetings and managing stakeholder communication.
  • Created and managed multi-trade project schedules using scheduling software (e.g., MS Project, Smartsheet, or equivalent) to track project milestones and task dependencies.
  • Built or maintained project dashboards, P&L trackers, or cost-forecasting tools to monitor project progress and financial performance.
  • Created and negotiated project change orders, including scope clarification, pricing, and client communication.
  • Ability to bridge communication between factory/field crews, design professionals, and project stakeholders.

WHAT SETS YOU APART (Preferred Requirements):

  • Previously responsible for tracking project financial performance (budget, cost tracking, change orders) on projects with $1M–$5M total project value.
  • Experience delivering prefabricated, panelized, or modular construction projects, including coordination between design, production, and installation teams.
  • Led subcontractor buyout or procurement processes, including bid comparison, negotiation, and subcontract execution.
  • Experience implementing or improving project tracking systems, dashboards, or reporting processes that increased project transparency or efficiency.
  • Demonstrated ability to coordinate multiple stakeholders (design teams, suppliers, production teams, installers) to resolve project issues and keep work progressing.

WHAT YOU ARE GREAT AT (Day-to-Day Responsibilities

  • Problem solving during production and installation (RFI's, client expectations).

  • Client Communication: Being the main point of contact for all project stakeholders including clients and facilitating active and frequent client updates and project meetings.

  • Scheduling: Schedule creation and management for all tasks related to the project.

  • Subcontractor Buy-Out: Negotiate and create all subcontract labor agreements for factory work when applicable.

  • P&L: Create and update P&L for every project.

  • Client QC: Represent the client during the whole manufacturing process and ensure all client expectations are communicated and then met or exceeded.

  • Billing: Oversee all project related AR billing to the client and all AP billing outside of material and payroll.

  • Client inspections and final acceptance within factory.

  • Change Orders: Create change orders and assure proper execution and accounting (P&L).

  • Warranty execution: Facilitate execution on warranty requests according to USO warranty program.

  • Install assistance, ship loose: Assist install team with questions and ensure USO provides all required materials and information to allow for streamlined install experience.

SCHEDULE AND LOCATION:

  • Full-time in Redding, CA: Monday through Friday with core time of 8:00 AM – 3:30 PM.
  • Travel less than 4 days per month to install locations.

COMPENSATION AND CAREER GROWTH:

  • Junior at $80,000 per year to Senior at $120,000 per year
  • Opportunities for performance-based increases
